Henry Street Capital was founded to serve individual investors who require financing to acquire or refinance commercial real estate properties. I work with investors and properties throughout the United States.
My clients are individual investors who are often using the 1031 exchange process to identify replacement properties. Advisory services assist the client to narrow the field of potential replacement properties to those for which we can secure optimal loan terms. Whether clients are considering a single property or multiple commercial real estate properties for acquisition, I provide to the client the projected loan terms for each potential property. The debt structures I recommend and arrange are always consistent with the client's property plan and financing objectives.
When a commercial property is selected by the client for acquisition, I utilize my extensive contacts and relationships with nationwide lenders to obtain and negotiate competitive financing proposals. The relative benefits and costs are then analyzed and communicated to the client with my recommendations. When the client has selected a lender, I prepare the loan application package and assist the client throughout the application process.
After the loan application is approved, I coordinate the loan closing on behalf of the client. These activities include:
Working with the lender's loan closing staff and title officers to answer questions and fulfill document requests.
Arranging site visits for the appraiser, environmental engineer and surveyor as needed.
Preparing and delivering requests to the tenant(s) for execution of estoppel certificates and SNDA agreements.
